- Studio / 1-Bed: 30–45 minutes
- 2–3 Bed Property: 45–60 minutes
- 4+ Bed or Large Properties: 60–90 minutes
Times may vary depending on accessibility, extensions, or unusual property layouts.
Inventory Reports
Our detailed Inventory Reports document the condition, cleanliness, and contents of a property prior to occupation. These are designed to protect landlords and tenants by giving an impartial, professionally prepared record.
What’s included:
- Full photographic inventory
- Condition notes for every room and item
- Meter readings
- Keys and appliance documentation (if supplied)
Typical Time to Complete:
- Unfurnished Studio / 1-Bed: 45–60 minutes
- Furnished 1–2 Bed: 1–2 hours
- 3–4 Bed Furnished: 2–3 hours
- Large or Heavily Furnished Properties: 3+ hours
The amount of furniture and decorative items directly increases the time required for accurate documentation.
Check-In Services
Our Check-In service provides tenants with a smooth and transparent move-in process. We verify the property’s condition against the inventory and record meter readings to ensure both parties are protected from the start of the tenancy.

- Initial condition confirmation with the incoming tenant

- Studio / 1-Bed: 30–45 minutes
- 2–3 Bed: 45–75 minutes
- 4+ Bed: 75–120 minutes

Check-Out Services
At the end of the tenancy, we complete a thorough comparison between the original inventory and the condition of the property at check-out. This report is crucial for determining fair wear and tear and resolving any deposit queries.

- Identification of missing or damaged items
